Life is a series of choices and decisions, large and small - some literally life changing. Property is no exception. Whilst affordability dictates what you buy other factors dictate location – family, work, schools, amenities. So once the location is determined the choices of what to buy come in. Old, new, a project maybe. All will raise further questions and choices.

Time to ask for independent professional advice as getting it wrong can be a costly mistake. I work with clients from the start identifying first where to buy to suit their circumstances, then locate a choice of potentially suitable properties. Once identified and negotiated then put together the team of surveyors, legals, removers, project manager, tradespeople etc. It’s all about contacts, knowledge and experience which to the uninitiated can be a daunting experience.  There is no quick fix if the wrong decisions are made at any stage. As with everything there are many more layers of regulations and compliance to address which a layman will be unaware of so engaging the right professional team at the outset is vital.

So - the exciting part: Where and what to buy in Devon.  Again, more than in many counties Devon offers a wide choice – City, town, village, hamlet. isolated, rural, National Parks, coastal and river waterfront - the list is seemingly endless. Within each of these categories there will be more choices with factors to consider. Depending upon your timeframe envisaged for owning the property be mindful not to buy something that may not have a more general appeal. When it comes to sell be mindful of the kerb appeal.  Will others look at it objectively or romantically – if the latter the pool of interested parties could well be far less and often more affected by current economic circumstances.

Whilst in no way wishing to present a doom-laden challenge it is also vital to allow the emotional side to have its say – does a property grab you - talk to you. Can you imagine living there or see the potential to create that dream home.  Everyone wants to put their own mark on a property so build the changes into the budget. Make sure you ascertain any planning restrictions if relevant. 

Most important allow your self to be excited about a new home – it’s where families grow up, memories are made and is a safe haven from the world at large - its home: “It’s all about coming home”.
