Where to start? Is it a whim or a necessity to find a new home – personal circumstances, family needs, new job, schooling, downsizing - the endless reasons the property market will always be fluid. Economic scenarios outside our control will influence, but a property is a long-term investment that cannot be exchanged without a high cost, so careful consideration of all the facts should be taken before committing.
As a property search and buying agent, my objective is to understand my clients’ circumstances, which is vital to advising them on both where and what to buy. The actual buying and selling process has become ever more complicated with compliance regulations; it is easy to lose sight of the purpose and the romantic angle of a new house.
Internet portals give an instant window to what is potentially on the market, although there is an increasing trend for properties to be offered for sale through recognised channels but not seen on the portals. A contradiction in terms when they are referred to as “off market”. Contacting selling agents gives them an opportunity to speak to people as was always the case before the internet took over. They can advise serious buyers on all the instructions they hold and recognise those in a good position to proceed with a purchase.
Devon is a large county with a multitude of properties from new builds to remote farmhouses, waterside property, city centre apartments and many period, listed houses exuding charm and history. So, where to start? Location is key, which is dictated by individual requirements - schools, sports facilities, public transport, hospitals, to name a few. If the location is flexible and there is no specific determination, an emotional, gut feeling will draw you to the right place. When driving clients, I often find an instant reaction to an area or village, whether positive or negative. No objective input can overrule that.
What sells a house? Kerb appeal – first impressions. How many people have mentally fallen in love with a house at first glimpse? A key factor in finding the right property is not an analytic, subjective discussion but an instant feeling. Then the hard objective part is to ensure it really does suit the needs, both practically and financially.
Taking objective, professional advice at all stages of the buying and selling process is vital when significant financial and life-changing factors are involved, ensuring the new home is the best investment in every sense: “It’s all about coming home.”
